Screening Criteria


Application

Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee of $20.00. To qualify, each person must meet or exceed the minimum standards for qualification. Incomplete applications will not be processed. Applications containing false information will immediately be disqualified. Please expect 1-3 days for the application process. Along with the application, each person must upload a photo identification as well proof of income. Processing the Application will include direct contact with employers, current landlord, previous landlords, personal and professional references, consumer reporting agencies, and any other sources that may be deemed necessary. Should the Applicant be denied or face other adverse action based on information received in the consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains.

Lease and Deposit

Once approved, a lease will be generated. Prospective Residents will be given 48 Hours to review and sign the lease. At lease signing, one month’s rent as well as a security deposit will be due. This can all be paid electronically through the resident portal via an e-check or credit/debit card. If lease signing and move in date are within 7 days, certified funds must be given for all required funds. If the Prospective resident fails to sign the lease and make payment within 48 hours of lease generation, the home will be offered to the next qualified applicant.

Move In

Before occupancy will be granted, Prospective Resident must supply all the required move-in funds, including the security deposit, first month’s rent, all resident paid utilities must be transferred into Prospective Resident’s name, proof of renters’ insurance with BA Property Management listed as an additional insured, and a lease must be executed and signed by all parties, including co-signers if needed.

Standards of Qualification

  • Applicants who do not meet minimum screening standards will not be approved.
  • Applicant must have current photo identification and a valid social security number.
  • Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. If applying with a roommate, total income from all applicants will be used. 
  • Applicants must receive positive references from all previous landlords for the previous 5 years.
  • Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600. A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.
  • Applicant must be a non-smoker.

If these standards are not met, a cosigner (Guarantor) may be required.

  • Cosigner Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600. 
  • Cosigner Applicant’s monthly household income must exceed five times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
  • If applying with a roommate, you may each have a cosigner. 


BA Property Management also has a no security deposit option. Please ask management for more details about Rhino, Security Deposit Insurance Program.

Pet Policy

BA Property Management is a pet friendly organization. An animal addendum will be required with the lease documents. Vet Records and a picture will need to be uploaded with the application. If the animal is an Emotion Support Animal (ESA), appropriate documentation will need to be uploaded with the application. There are no fees for an ESA.

Dogs, Cats and Rabbits: $40.00 (1 Pet) $75.00 (2 Pets)

Other Pets: TBD


A maximum of 2 pets will be allowed per home.
